1. The service

EstateCheck provides AI-generated investment due-diligence reports for real estate listings through the Telegram bot @estate_checker_ai_bot. You submit a link to a property listing; the service researches it and returns a report as a PDF. By using the bot or this website, you accept these terms.

2. Not professional advice

EstateCheck reports are informational and analytical materials only. They do not constitute legal, tax, financial or investment advice, and no part of the service creates an advisor–client relationship. Always verify findings with licensed professionals — a lawyer, a tax advisor, a surveyor — before entering any transaction.

3. No warranty

The service is provided “as is”. Reports are based on publicly available information, which may be incomplete, outdated or inaccurate. Each claim in a report carries an evidence label indicating how well it is supported; treat unconfirmed claims accordingly. We do not guarantee that a report is complete, accurate or fit for a particular purpose.

4. Limitation of liability

To the maximum extent permitted by applicable law, EstateCheck is not liable for any losses or damages arising from decisions made in reliance on a report or from the use of, or inability to use, the service.

5. Changes to these terms

We may update these terms from time to time. The current version is always available at this page. Continued use of the service after changes means you accept the updated terms.
